Our process
How it works.
- 01
Call or send the work order
Call (425) 845-3535 or request service online with the address, unit and who we should meet on site.
- 02
Scheduled around you
We book around opening hours, tenants and access, and coordinate entry with the property manager or on-site contact.
- 03
Flat price, approved first
The owner or manager approves a written price before work starts. No surprise invoices.
- 04
Fixed and documented
We repair it, test it and send notes on what we found and did, so your records stay complete.
Why it matters
Done right, the first time.
Less downtime
A closed restroom or a leak in a tenant's unit costs money every hour. We work to fix it in one visit.
One call for the building
Plumbing, water heaters, heating, cooling and electrical from one company and one phone number.
Clear approvals
Nothing gets done without a price the owner or manager has approved in writing.
Tenant-friendly
Uniformed, background-checked technicians who protect the unit and clean up before they leave.
For property managers, landlords and HOAs
Rental homes, apartments and condo buildings need a plumber who answers when a tenant calls at 2am, shows up when the manager said we would, and doesn't start work without approval. That's how we run commercial accounts.
Tell us who approves work, how we get into units and where invoices go, and we'll handle the rest, from a single dripping faucet to a make-ready turnover across several units.
Pricing
What does commercial cost?
What affects the price

- Number of units or fixtures on one visit
- Access, parking and tenant coordination
- Permits where required
Members pay less: the Dam Good Defenders Club waives dispatch fees ($250 business hours, $600 after hours) and takes 10–15% off every repair. See membership
