Plumbing across Skagit County
Two big utilities anchor the county's water supply. Skagit PUD's Judy Reservoir system serves more than 116,000 people, mostly around Mount Vernon, Burlington and Sedro-Woolley, with soft water (21 mg/L) and no added fluoride. The City of Anacortes treats Skagit River water for Anacortes, La Conner, the Swinomish Tribal Community and Oak Harbor, and its 2025 report calls that water soft too, typically around 30 mg/L. The PUD also runs six small well systems from Guemes Island to Marblemount.
Groundwater varies. Skagit PUD treats several of its small well systems, including Alger and Cedargrove, to remove iron and manganese, and their hardness ranges from 19.6 mg/L on Guemes Island to 109 mg/L at Rockport. Guemes Island's aquifer is an EPA-designated sole source aquifer with documented seawater intrusion. Septic systems must be inspected every year, or every three years for a conventional gravity system, under county code 12.05.160 and state rules.
The Skagit valley floor is subject to flooding and relies on dikes. On December 10, 2025, the county told everyone in the 100-year floodplain to evacuate, and the river went on to crest at a record 37.73 feet at Mount Vernon. Housing runs older than in Snohomish County: 42% of Skagit homes were built before 1980, compared with 35% there, and 22% before 1960.

Local know-how
Plumbing in Skagit County: what to know.
Test and treat well water
Some Skagit groundwater carries iron and manganese; Skagit PUD filters both out at small systems like Alger and Cedargrove. If your private well stains fixtures or tastes metallic, get it tested, and have us check the pressure tank, water heater and supply lines.
Flood-ready water heaters and furnaces
Much of the valley floor lies in the 100-year floodplain. Keep water heaters, furnaces and heat pumps above flood level, test sump pumps each fall, and consider a backwater valve on the sewer line. We can raise equipment when we replace it.
Older homes, older pipes
With 42% of Skagit County homes built before 1980, galvanized supply pipe and cast-iron drains may still be in service in many older houses. Rust-colored water, low pressure and slow drains are signs. We camera-inspect drains and quote repiping at a flat rate.

Good questions
Skagit County plumbing FAQ.
Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.
Is Skagit County water hard?
Not on the big systems. In their 2025 reports, Skagit PUD's Judy Reservoir water measured 21 mg/L and Anacortes's Skagit River water typically runs around 30 mg/L, both soft. Small well systems vary: the PUD's range from 19.6 mg/L on Guemes Island to 109 mg/L at Rockport. Private wells differ from one property to the next, so test yours.
How often do I need a septic inspection in Skagit County?
Every year for most systems, or every three years for a conventional gravity system. That is Skagit County Code 12.05.160 and state rule WAC 246-272A-0270. An inspection also shows whether the tank needs pumping, which usually costs more than the inspection itself, so regular inspections help you pump only when the tank actually needs it.
