Plumbing in Redmond

Redmond runs a hybrid water system. About 40 percent comes from city wells tapping a shallow aquifer, 5 to 15 feet below ground, under Downtown, Avondale Road and Southeast Redmond; the rest is Tolt River water bought through the Cascade Water Alliance. Homes east of Lake Sammamish and the Sammamish River generally get well water, sometimes blended with Tolt, while the west side, Redmond Ridge and Trilogy get Tolt water.

Each source is treated to protect household plumbing. The Tolt supply gets calcium oxide and carbon dioxide to temper its natural corrosiveness, and Redmond's wells run through aeration towers that raise the groundwater's pH from about 6.5 into the 7.5 to 7.8 range, corrosion control the city has used since 1983. The city's October 2024 inventory found no lead service lines, and 100 pressure-reducing valve stations help keep pressure steady at the tap.

Local know-how

What's hard on plumbing in Redmond.

Scale on the well-water side

Groundwater east of the Sammamish River runs about 90 mg/L, moderately hard, versus about 20 mg/L for Tolt water. USGS notes heating hard water forms scale that can shorten a water heater's life, so flush tanks and descale tankless units regularly; we service both.

Polybutylene in 1980s and 1990s builds

About 34 percent of Redmond homes were built from 1980 to 1999, and polybutylene supply pipe was installed from roughly 1978 to 1995. If your home dates from those years, we can check what's behind the walls and repipe with PEX or copper.

Water heaters from the 2000s boom

Forty percent of Redmond homes were built in 2000 or later, and tank water heaters typically last 8 to 12 years, so many original units may be at or past that age. We replace tank and tankless models, gas or electric.

Good questions

Redmond plumbing FAQ.

Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.

Is Redmond's water hard?

It depends which side of the river you're on. Redmond says its groundwater, served mostly east of Lake Sammamish and the Sammamish River, is medium-hard at about 90 mg/L (6 grains per gallon). Tolt water on the west side and in Redmond Ridge and Trilogy is very soft, about 20 mg/L. USGS notes that heating hard water can leave calcium carbonate scale in water heaters.

Does my Redmond sprinkler system need a backflow test?

Yes. Redmond's water report says state law requires a backflow prevention assembly on irrigation systems, as well as fire systems, boilers, spas and water features, and each assembly must be tested every year by a Washington-certified tester. The city mails reminder letters for assemblies on file; if you never get one, contact its Cross-Connection Program. Leaks in the line feeding your sprinklers are a repair we handle.
