Plumbing in Anacortes

Anacortes owns a regional water treatment plant on the Skagit River near Mount Vernon. Treated river water travels 14 miles by transmission line to the Blue Heron Reservoir in town, and the same plant supplies Oak Harbor and NAS Whidbey Island, La Conner, the Swinomish Tribal Community, Skagit PUD and the Marathon and HF Sinclair refineries. The city's 2025 report says the water typically tests around 30 mg/L of hardness, which is soft.

Anacortes has a larger share of older homes than Mount Vernon or Burlington: 23% were built before 1960, compared with 18% in each of those cities. Off the city mains, Guemes Island homes rely on wells in an aquifer the EPA designated a sole source aquifer in 1997, and seawater intrusion has affected some wells there. Skagit County treats all of Guemes Island as a seawater intrusion area when new wells are drilled.

Local know-how

What's hard on plumbing in Anacortes.

Galvanized pipe in older homes

With 23% of its homes built before 1960, Anacortes has plenty of houses that may still carry galvanized steel supply pipe. Weak pressure at upstairs fixtures and rust-tinted water are the usual signs. We quote PEX or copper repiping at a flat rate before starting.

Wells near salt water

On Guemes Island, seawater intrusion has affected some wells, especially near the shore. If a private well starts tasting salty, have it tested, and have us check the pressure tank, water heater and fixtures, since salty water may corrode metal parts faster.

Soft water, aging heaters

Soft Skagit River water means less scale, but tank water heaters still wear out, typically in 8 to 12 years. With 30% of Anacortes homes built since 2000, many original heaters are due. We replace tank and tankless units, gas or electric.

Good questions

Anacortes plumbing FAQ.

Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.

Where does Anacortes get its water, and is it hard?

From the Skagit River, and no. The city treats river water at its own plant near Mount Vernon, which can produce 43 million gallons a day, then pipes it 14 miles to the Blue Heron Reservoir. The 2025 water quality report says hardness typically runs around 30 mg/L, which is soft, so most homes have no need for a water softener.

Why doesn't my South Fidalgo Island water have fluoride?

Because of where it joins the system. About 717 South Fidalgo customers, moved from Skagit PUD to Anacortes in October 2023, take water straight from the transmission line before the Blue Heron booster station, where fluoride is added. City customers beyond that point get fluoride at the recommended 0.7 parts per million under a 1962 voter-approved ordinance.
