Plumbing across Snohomish County

Most of the county drinks Everett water. Rain and snowmelt collect in Spada Reservoir at the head of the Sultan River, are treated at Chaplain Reservoir, and reach about 670,000 people, or 75 percent of the county's homes and businesses, directly or through districts and cities that buy from Everett. It is soft, averaging 12.5 mg/L of hardness in 2025. Snohomish County PUD serves more than 23,000 water customers, mostly with Everett water plus some wells.

Groundwater is another story. Cross Valley Water District draws about 61 percent of its supply from 11 wells averaging 94 mg/L, moderately hard, and Stanwood's city wells measured 188 ppm, very hard, in its 2021 report. In USGS sampling of western Snohomish County wells, 94 percent were soft or moderately hard, but high iron and manganese were fairly common. The county also has about 84,000 private septic systems.

The county tracks flooding on the Snohomish, Skykomish, Snoqualmie, Stillaguamish and Sauk rivers, and its records list large floods in 1990, 1995, 1996, 1997, 2003, 2006, 2007 and 2009. Along the lower Skykomish, houses built at low elevations still flood. Winters also bite harder inland: NOAA's 1991 to 2020 normals give Monroe about 60 freezing nights a year, compared with about 29 at Paine Field in Everett.

Local know-how

Plumbing in Snohomish County: what to know.

Backflow valves for valley homes

FEMA recommends sewer backflow valves on every pipe entering a flood-prone home, installed by a licensed plumber, so floodwater and sewage can't back up through toilets and drains. For homes on the Skykomish and Snohomish floodplains, ask us about one with your sewer line work.

Freezing nights up the valley

Monroe averages about 60 freezing nights a year, roughly double Paine Field's 29. Disconnect hoses, insulate pipes in crawl spaces and garages, and know your main shutoff. The PUD can't fix frozen pipes past the meter; our emergency line runs 24/7.

Iron and manganese in well water

USGS found iron above 300 micrograms per liter in 20 percent of well samples and manganese above 50 in 41 percent. EPA ties those levels to reddish or black staining and sediment. We flush sediment from water heaters and replace stained fixtures.

Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.

How often does a septic system need inspection in Snohomish County?

Every three years for a standard gravity system, and every year for low pressure distribution, mound and sand filter systems, per the Snohomish County Health Department. Starting November 1, 2026, anyone selling a property with septic must also meet inspection requirements before closing, and system records are searchable in the department's OnlineRME database.

Is Snohomish County water hard?

Most of it is soft. Everett's Spada Reservoir water, which reaches 75 percent of the county's homes and businesses, averaged 12.5 mg/L in 2025. Well water is the exception: Cross Valley Water District's wells average 94 mg/L, Stanwood's city water measured 188 ppm, and many private wells carry iron or manganese. If you see scale or stains, have the water tested before choosing a fix.
