Plumbing in Sultan

Sultan runs its own water utility. Its main source is Lake 16, a reservoir formed by a 1949 concrete dam in the city's 360-acre watershed about six miles north of town off Sultan Basin Road, and an intertie with Everett's system serves as backup. In 2024 and 2025, all of Sultan's water came from Everett while the treatment plant was upgraded, work the city expected to finish in spring 2026. The plant adjusts pH to make the water less corrosive to pipes.

The town sits at about 108 feet where the Sultan River meets the Skykomish. The city has three identified flood zones, including downtown, covering about 30 percent of residents; major floods hit as recently as 1991 and 2009, and the city installed three emergency sirens to warn of floods and other disasters. Housing skews new: 54% of homes were built in 2000 or later.

Local know-how

What's hard on plumbing in Sultan.

Flood zones cover 30% of residents

Sultan's three identified flood zones, downtown among them, cover about 30 percent of residents. A working sump pump and a backwater valve help keep river water and sewage out of low spaces, and after a flood we can camera-inspect the sewer line.

Original water heaters coming due

More than half of Sultan's homes were built in 2000 or later, so many original tank water heaters have reached the typical 8 to 12 year lifespan. Rust-colored hot water, rumbling or a damp base are signs; we replace tank and tankless units.

Milky water is usually air

Sultan's water utility says air in the lines can make tap water look milky, especially at a home's highest fixtures, and that it isn't harmful. Let the tap run briefly. If sputtering or pressure swings persist, we'll track down the cause.

Good questions

Sultan plumbing FAQ.

Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.

Where does Sultan's tap water come from?

Normally from Lake 16, a city-owned reservoir in a 360-acre watershed about six miles north of town; water flows by gravity about two miles to the city's treatment plant. Sultan also has an intertie with Everett, and in 2024 and 2025 all of its water came from Everett during a plant upgrade the city expected to finish in spring 2026. Everett's water is soft, about 12.5 mg/L.

Does flooding affect plumbing in Sultan?

It can, especially in low areas: the city's three identified flood zones, including downtown, cover about 30 percent of residents, and major floods hit in 1991 and 2009. Floodwater can push silt into sewer lines and swamp water heaters and furnaces. After high water, have gas appliances checked before relighting and the sewer line camera-inspected. We handle both, and our emergency line answers 24/7.
