Plumbing in Mountlake Terrace

Mountlake Terrace was built fast. Developers bought a disused World War II landing field in 1949 and began the first 250 homes that June: two-bedroom cinderblock houses on a 20-by-30-foot plan, built assembly-line style for returning veterans. By 1954 about 5,000 people lived there, and the early water mains and septic tanks were prone to failure. Within a few years of incorporating that year, the new city began a permanent water and sewer system.

Growth kept coming: the population doubled between 1950 and 1960 and nearly doubled again to more than 16,000 by 1970, and the 1970s added many apartments and condominiums. In 1958 the city joined the Edmonds and Ronald sewer districts in a 'Little Metro' to share treatment facilities. Today a 2.5-million-gallon tank at Jack Block Park holds reserve water for firefighting and boosts pressure.

Local know-how

What's hard on plumbing in Mountlake Terrace.

Galvanized pipe in 1950s homes

Nearly a quarter of Mountlake Terrace homes were built before 1960, when galvanized steel supply pipe was common. Many early houses were later renovated and expanded, so plumbing may mix original and newer pipe. Beaver's repipes with PEX or copper at a flat rate.

Camera-check cast-iron drains

Six in ten Mountlake Terrace homes predate 1980, and houses built before the mid-1970s often have cast-iron drains. A camera inspection shows cracks, sags or roots in the drain and side sewer, so hydro-jetting or repair targets the real problem.

Backflow devices for sprinklers and tubs

Mountlake Terrace requires a backflow prevention device if you have lawn irrigation, a fire sprinkler system, a boiler or hydronic makeup line, or a pool, hot tub or pond tied directly to your water line. Each device needs an annual test by a registered tester.

Good questions

Mountlake Terrace plumbing FAQ.

Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.

Who handles water and sewer in Mountlake Terrace?

The city runs both. It buys Everett's Spada Lake water through Alderwood Water & Wastewater District and delivers it through 79 miles of distribution pipe; hardness averaged 12.5 ppm in 2025, which is soft. Most of the city's sewage is sent to the City of Edmonds for treatment, with overflow going to King County's Brightwater plant. For leaks, clogs or side sewer trouble at your house, call Beaver's.

Do Mountlake Terrace homes have polybutylene pipe?

Some may. About 24% of the city's homes were built from 1980 to 1999, and polybutylene supply pipe was installed from roughly 1978 to 1995. Homes built before 1960, 23% of the city, are more likely to have galvanized steel instead. Beaver's can identify what you have at the water heater or under a sink and quote a flat-rate PEX or copper repipe.
