Plumbing in Kirkland

Kirkland buys its water from Seattle Public Utilities through the Cascade Water Alliance, and it comes almost entirely from the South Fork Tolt River watershed; in 2025 the city took no Cedar River water at all. SPU's figures put the Tolt supply at 1.46 grains per gallon of hardness, and because it is naturally very soft, calcium oxide and sodium carbonate are added to curb corrosion in household plumbing.

Kirkland added about 33,000 residents when Finn Hill, North Juanita and Kingsgate joined the city on June 1, 2011. South of NE 116th Street the city runs the sewer; north of it, Northshore Utility District serves most homes, and city sewage is treated at King County's South Treatment Plant in Renton. Not every lot is connected: the city estimates 5 to 10 percent of residents use septic systems.

Local know-how

What's hard on plumbing in Kirkland.

Lead solder in pre-1985 copper

Kirkland's water report says homes plumbed with copper before King County's 1985 lead solder ban likely used lead-based solder. With 44 percent of local homes built before 1980, flush taps after water sits for hours, and consider repiping with PEX or copper.

Leaks past the water meter

In 2025 the city responded to 247 requests to investigate leaks on the customer's side of the water meter. If your bill climbs and the meter still moves with every fixture off, call us for leak detection and repair.

Septic lots and sewer hookups

Kirkland's comprehensive plan calls for homes to connect to sewer when an on-site system fails and encourages conversion as sewer lines become available, sometimes through latecomer agreements. When sewer reaches your street, we can run the new line from house to main.

Good questions

Kirkland plumbing FAQ.

Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.

Who supplies water in north Kirkland?

North of roughly NE 124th Street, it's usually Northshore Utility District or Woodinville Water District rather than the City of Kirkland, which serves the rest of town except a small part of Bridle Trails on Bellevue water. All of them buy soft Seattle water, so hardness is low everywhere; your water bill shows which utility to call about service at the meter.

Do I need a permit to replace a water heater in Kirkland?

Yes. Kirkland requires a mechanical permit to replace a gas water heater and a plumbing permit for an electric one, with extra permits if piping is rearranged, walls are opened, or an electric unit replaces gas. The city asks for an inspection within 48 hours of installation. Your written Beaver's quote spells out the full scope before any work begins.
