Plumbing across Pierce County

Pierce County has no single water utility. Tacoma Water serves Tacoma and neighboring areas from the Green River and wells, and rates its water soft at 1 to 2 grains per gallon; Lakewood Water District pumps groundwater at about 70 mg/L; the City of Puyallup's springs and wells average 89 ppm; and Fruitland Mutual serves the South Hill area. The whole county has been a Critical Water Supply Service Area since 1983, planned under a Coordinated Water System Plan.

Beyond the sewer mains, septic is common. The Tacoma-Pierce County Health Department's 2007 septic management plan estimated about 80,000 systems in use countywide, many outside planned urban growth areas where sewers are not expected. The department approves septic designs and installations, sends owners inspection deadline reminders, and lists foul odors, gurgling plumbing and sewage backups as signs of trouble, with a certified operations and maintenance firm as the first call.

Housing age swings widely across the county. The countywide median home was built in 1986, and 29% of homes date from 1980 to 1999, overlapping the roughly 1978 to 1995 era of polybutylene supply pipe. Tacoma is far older, with a 1967 median and 43% of homes built before 1960, so galvanized supply lines and clay or concrete side sewers may still be in service there.

Local know-how

Plumbing in Pierce County: what to know.

Match maintenance to your water

Hardness varies by utility here: Tacoma Water is soft at 1 to 2 grains per gallon, while Lakewood (about 70 mg/L) and Puyallup (89 ppm) are moderately hard. Harder water means more frequent water heater flushing and descaling.

Septic homes: protect the drain line

With an estimated 80,000 septic systems countywide, the health department's warning signs are gurgling plumbing, foul odors and backups. Beaver's clears and camera-inspects the line from house to tank; pumping and inspections go to a certified septic firm.

Replace aging water heaters

With 29% of county homes built since 2000, original tank water heaters in many of them may be past the typical 8 to 12 year life. Watch for rust at the base, rumbling or leaks; Beaver's repairs or replaces tank and tankless units.

Good questions

Pierce County plumbing FAQ.

Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.

Do I need a permit to replace a water heater in unincorporated Pierce County?

Yes. Pierce County Planning and Public Works says replacing a water heater or furnace requires a mechanical or plumbing permit, and residential permits can be obtained online. Switching from an electric to a gas water heater also needs a gas-piping permit. Inside a city such as Tacoma, Puyallup or Lakewood, the city's own permit rules apply. Beaver's gives you a written flat-rate price for the replacement before work starts.

How often should I test my private well in Pierce County?

The Tacoma-Pierce County Health Department recommends testing an individual well once a year for bacteria and every three years for nitrate. Owners near the shoreline should also watch for saltwater intrusion, which the department says can harm plumbing, and wells no longer in use must be decommissioned by a licensed driller. Beaver's handles the household plumbing side, such as leaks, water heaters and repiping.
