Plumbing in Stanwood

Stanwood sits where the Stillaguamish River meets Port Susan and Skagit Bay, across Davis Slough from Camano Island, with elevations from 2 feet near the river to 190 feet in the northeastern hills. Much of downtown lies in the 100-year floodplain, which the city lists as FEMA zone AE with a 13-foot base flood elevation. East Stanwood grew up on higher ground and merged with Stanwood in 1960.

In a major Stillaguamish flood, water trapped behind the levees fills Irvine Slough, the flap gates close, and the city says downtown stormwater then backs up into roads, homes and businesses. City water comes entirely from wells: Bryant Wells #1 and #3, filtered at the Bryant plant for iron, manganese and arsenic, plus the Cedarhome Well. Production grew from 275 to 337 million gallons a year between 2020 and 2025.

Local know-how

What's hard on plumbing in Stanwood.

Hard water and newer heaters

Over half of Stanwood's homes were built since 2000, and tank water heaters typically last 8 to 12 years. Very hard well water adds scale, so flush tanks yearly and descale tankless units. We repair and replace both.

Raise equipment above flood level

In downtown's flood zone, FEMA advises elevating water heaters on platforms or moving them to a higher floor, strapping them to the wall, and raising furnaces on purpose-built bases. We relocate water heaters and furnaces with upfront pricing.

Discolored water after flushing

Stanwood flushes hydrants every year to clear iron and manganese that settle in its mains. If your water runs discolored, the city says to run it 5 to 10 minutes until clear. If sediment clogs aerators or a heater, we clean or repair them.

Good questions

Stanwood plumbing FAQ.

Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.

Is Stanwood's water hard?

Yes, very hard. Stanwood's city water comes entirely from wells, and the city's 2021 water quality report put it at 11 grains per gallon (188.1 ppm), citing groundwater as the reason. A 2022 test of Bryant Well #3 measured 222 mg/L. Both are very hard on the USGS scale, so water heaters, tankless units, dishwashers and fixtures collect scale much faster than on Everett-supplied water.

Should I install a backwater valve in downtown Stanwood?

If you're in the flood zone, it's worth considering. During major Stillaguamish floods, Irvine Slough fills behind the levees, the flap gates close and the city says downtown's stormwater system backs up into streets, yards and buildings. FEMA says a backwater valve, which lets wastewater out but not back in, can be very effective against sewer backups. While it's closed, avoid running water. We install and service them.
