Plumbing in Lake Stevens

The city wraps around Lake Stevens, the largest and deepest lake in Snohomish County at 1,040 acres with 7.1 miles of shoreline. It grew quickly through annexation: 1,563 acres around Frontier Village and the north end of the lake in 2006, then 9 square miles and more than 10,000 residents in the southwest in December 2009. Sewer service comes from the Lake Stevens Sewer District, formed in 1957, rather than the city.

Water comes from Snohomish County PUD's Lake Stevens Integrated Water System, which blends Everett's Spada Lake supply with groundwater from two PUD wells northeast of downtown, treated for iron and manganese. The system serves about 22,500 connections. The PUD's 2025 report lists total hardness averaging 108 ppm, moderately hard and more than eight times the 12.5 ppm of Everett's own water.

Local know-how

What's hard on plumbing in Lake Stevens.

Scale from moderately hard water

At an average of 108 ppm in 2025, PUD water here leaves more mineral scale than Everett's supply. Flush tank water heaters yearly and descale tankless units on schedule. We do both, and repair or replace heaters that scale has worn out.

Water heaters from the boom

With 43% of Lake Stevens homes built since 2000 and tank water heaters typically lasting 8 to 12 years, many original units may be at or past their expected life. We replace tank and tankless models, gas or electric, at an upfront price.

Check 1980s and 1990s plumbing

A third of Lake Stevens homes were built from 1980 to 1999, and polybutylene supply pipe was installed from roughly 1978 to 1995. If you find gray plastic supply lines, have them checked; we repipe with PEX or copper.

Good questions

Lake Stevens plumbing FAQ.

Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.

Is Lake Stevens water hard?

Moderately. Snohomish County PUD blends Everett's very soft Spada Lake water with groundwater from two PUD wells northeast of downtown Lake Stevens, and its 2025 water quality report lists total hardness averaging 108 ppm, with a range of 53 to 118. That is moderately hard on the USGS scale, so expect more scale in water heaters, tankless units and faucet aerators than on Everett's water.

Who handles sewer service in Lake Stevens?

The Lake Stevens Sewer District, a separate agency formed in 1957, runs the sewer system rather than the city. Side sewer permits go through the district: it has up to three working days to review an application, the contractor must be on its registered contractors list, and inspections need 24 hours' notice. For a slow or backed-up line, we can clear it and camera-inspect it first.
