Plumbing in Lakewood

Lakewood Water District, founded in 1943, supplies most of the city from groundwater alone: 31 active wells drawing on four aquifers of glacial origin, with no surface water. Rain in the Clover and Chambers creek watershed recharges them. The district rates its blended water at about 70 mg/L, the low end of moderately hard, and treats shallow wells for PFAS with carbon filters while drilling deeper replacements. It also runs a cross-connection program that tracks about 5,000 backflow assemblies.

Lakewood's lakes shape its sewer planning: the city plan prioritizes sewer extensions in areas that may affect American Lake, the largest at 1,091 acres. Pierce County Public Works provides almost all sewer service, most recently extended to Tillicum and Woodbrook, while the City of Tacoma sewers the Flett subdivision and parts of northeast Lakewood. Septic systems may stay in use on suitable soils until sewer is available, and the plan calls for enforcing mandatory connections citywide.

Local know-how

What's hard on plumbing in Lakewood.

Book the yearly backflow test

Lakewood Water District tracks about 5,000 backflow assemblies, common on irrigation, fire sprinkler, boiler and radiant heat systems, and each must be tested every year. The district can schedule the test and bill the fee; Beaver's repairs leaks in the piping around them.

Flush heaters on 70 mg/L water

At about 70 mg/L, the district's well water is moderately hard, so minerals settle in tank water heaters and coat tankless heat exchangers over time. A yearly flush or descale keeps efficiency up; Beaver's services both types.

Camera-check pre-1980 drain lines

About 59% of Lakewood homes were built before 1980, and houses from before the mid-1970s often have cast-iron drains that can corrode and crack. A camera inspection shows their condition before a backup does; Beaver's can repair or replace them.

Good questions

Lakewood plumbing FAQ.

Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.

Is Lakewood's water hard?

Moderately. Lakewood Water District puts its blended well water at a system average of about 70 mg/L, the low end of the USGS moderately hard range, with a pH of 7.0 to 7.4 that the district says is not aggressive or highly corrosive. All of it is groundwater from 31 wells. You may see some scale on fixtures and in water heaters over the years, which regular flushing controls.

Do Tillicum and Woodbrook homes have to switch from septic to sewer?

Often, yes. Pierce County sewer reached Tillicum in 2011 and Woodbrook in 2012. Under Lakewood's rules, a property must connect when sewer is available next to it, when its use changes within 300 feet of sewer, or right away if its septic system fails within 300 feet. The old tank must be decommissioned under Tacoma-Pierce County Health Department rules. Beaver's can quote the sewer line work on your property.
